SUBJECT: Construction of new Duplexes in San lorenzo Village
Dear Residents/Homeowners:
This is to inform you that construction of new duplexes is no longer allowed in San Lorenzo Village.
San Lorenzo Village is classified as Low-Density Residential Zone (R-1) under the new Makati City Zoning Ordinance No. 2022-A-165 which took effect on January 2023. The Ordinance provides that, “an (sic) R-1 zone shall be used principally for single detached dwellings with customary ancillary uses, and compatible accessory uses on a neighborhood scale, except for Bel-Air, San Lorenzo and San Miguel where duplexes may continue to be allowed as an additional Principal use, provided that only the renovation of an existing duplex shall be allowed in these areas.”
